OUR SERVICES
— Built to last. Run to last longer.

From foundation to final walkthrough — every project, the same standard.

Custom builds, full-home renovations, additions, and trade partnerships across Cape Cod — delivered with the communication, transparency, and craftsmanship your home deserves.

— How we work

Different scopes. Different scales. The same care, every time.

Whether you're building a new home from the ground up, transforming the one you already love, or working on a project as the architect or designer in charge — Robinson & Sons brings the same standard to every job: clear communication, honest pricing, clean execution, and finish work that holds up to Cape Cod weather and Cape Cod inspections.

Below are the four ways we partner with our clients.

i. For homeowners building new

Custom home builds

Building a custom home on Cape Cod is one of the largest investments most families ever make. We treat it that way. From your first call through the final walkthrough, you'll work directly with Lee — no project managers in between, no questions about who's actually in charge of your build.

We collaborate closely with your architect (or help you find one), manage every subcontractor and trade, and deliver a home built to the standard the next twenty winters will require — without the surprises that turn most builds into nightmares.

— Best for
  • New custom construction on Cape Cod and surrounding areas
  • Tear-down rebuilds on existing lots
  • Vacation and second homes built remotely
  • Architect-led builds requiring close trade coordination

ii. For homeowners transforming what they have

Whole-home renovations

Sometimes the right home is the one you already own — it just needs to be reimagined. Whole-home renovations are some of the most rewarding (and most demanding) projects we take on. Original walls coming down. New systems going in. A house transformed without losing what made you fall in love with it in the first place.

We handle every layer: structural changes, electrical and plumbing upgrades, finish carpentry, custom millwork, kitchens, baths, exterior envelope. Lived-in homes can be renovated in stages or all at once — we'll help you decide what makes sense for your timeline.

— Best for
  • Down-to-the-studs whole-home transformations
  • Major kitchen and primary suite overhauls
  • Historic home restorations with modern systems
  • Phased renovations for occupied homes

iii. For homeowners growing their home

Additions & major improvements

When the bones are good but the home has outgrown its life — a second story, a primary suite, a sunroom that finally captures the light — additions are some of the most personal projects we build. Done right, they feel original to the house. Done wrong, they look like exactly what they are: tacked on.

We focus on additions that integrate seamlessly: matching rooflines, sourced materials, and finish work that ties new to old. Whether you're adding 200 square feet or doubling your footprint, the standard is the same.

— Best for
  • Second-story and rear-elevation additions
  • Primary suite and in-law suite expansions
  • Sunrooms, screened porches, and three-season rooms
  • Garage builds and detached structure additions

— What's included with every project

The standards are the standard.

No matter the size or scope of your project, every Robinson & Sons engagement includes:

i.
Full project management

A single point of contact from first call to final walkthrough. You always know who to ask, and we always know the answer.

ii.
Permits & inspections

Local permits pulled, inspections coordinated, code compliance handled. You don't chase paperwork.

iii.
Vetted subcontractors

Trusted electricians, plumbers, HVAC techs, finish carpenters — managed by us, accountable to us, working to our standard.

iv.
Transparent budgeting

Detailed estimates up front. Tracked expenses throughout. No surprise invoices, no quiet markups, no scope creep.

v.
Proactive scheduling

A clear timeline you can plan your life around — and proactive updates when anything shifts, before you have to ask.

vi.
One-year warranty

Every build is backed by a one-year warranty on construction work. We answer the call after the project closes — not just during it.

iv. For architects, designers & builders

Trade partnerships

For the architects, interior designers, and builders we work alongside, Robinson & Sons is the contractor who reads the plans before the bid call — and who builds what you drew. We don't value-engineer your vision into something unrecognizable. We don't ghost between trades. We protect your design and your client relationship.

If your firm is looking for a Cape Cod GC who handles bid clarity, jobsite professionalism, and finish work that makes your portfolio shine — we'd love to talk.

— Best for
  • Architect-led custom builds and renovations
  • Designer collaborations on luxury interior projects
  • Builder-to-builder subcontracting partnerships
  • Commercial fit-outs and tenant improvements

— Frequently asked

The questions worth asking.

The conversations we have with every client before we start. If yours isn't here, just ask.

How do you keep a project on budget once construction starts? +

Every project begins with a detailed, line-item estimate — not a one-page total. We track expenses against that estimate continuously, and any change order is documented and approved by you in writing before the work happens. We don't surprise our clients with bills they didn't see coming. If a change is required mid-project (a hidden condition, a scope adjustment, a material substitution), we explain the cost and the why before we move forward.

What happens if my project runs into a delay? +

Cape Cod weather, supply chains, and historic homes all have their own ideas about your timeline. When something shifts, we tell you immediately — usually before you'd even notice. We don't hide bad news. Our schedules build in realistic contingencies, and our communication keeps you ahead of any change so you can plan around it. Most of our timeline overruns are measured in days, not months.

How do you choose and manage your subcontractors? +

Our subcontractors aren't strangers we found on the cheapest bid. They're long-term partners — electricians, plumbers, HVAC techs, finish carpenters — who've worked with us for years, meet our standard, and answer to us when something needs to be made right. We manage them on your behalf so you have one point of contact (us) and one party accountable for the result (us).

How involved do I need to be during construction? +

As involved as you want to be. Some clients walk every job site weekly; others live out of state and rely entirely on our updates and project photos. Either way works — what matters is that you always know what's happening. We'll set a communication rhythm at the start of the project (weekly photos, biweekly calls, or whatever fits your life) and we stick to it.

Do you work with our architect, or do you have someone you recommend? +

Both. We've worked with many of the best architects on Cape Cod and we partner closely with the firm of your choice. If you don't have an architect yet, we're happy to recommend several whose style and process aligns with the kind of project you're considering. We don't take referral fees from architects — our recommendations are based purely on fit.

What kind of warranty or post-construction support do you offer? +

Every Robinson & Sons project comes with a one-year construction warranty. If something needs adjustment, we come back. Beyond the warranty period, we still pick up the phone — most of our long-term clients become repeat clients precisely because we don't disappear after the project closes. We're building for relationships, not just for invoices.

What types of projects are you not the right fit for? +

We're not the cheapest contractor on Cape Cod, and we're honest about that. If price is the primary decision factor, we're probably not the right fit. We're also selective about scope — we focus on custom builds, full renovations, and quality additions. For very small handyman projects or one-off repairs, we'll often refer you to someone better suited.

How far do you travel for projects? +

Our home base is Mashpee, and we serve all of Cape Cod and the surrounding areas — Falmouth, Sandwich, Bourne, Plymouth, Barnstable, and beyond. For the right project, we'll travel further. The best way to know if we're a fit for your location is a short discovery call.
